Getting Your Asphalt Ready for Monsoon Season
Arizona pavement spends most of the year dealing with heat. Then, for a few weeks, it has to deal with the opposite problem — enormous volumes of water arriving very quickly. Monsoon season is when the damage from a year of small neglected issues suddenly becomes visible, and a little preparation beforehand goes a long way.
Why our storms are so hard on pavement
Monsoon rain isn't gentle. A single storm can drop a remarkable amount of water in under an hour onto ground that is dry, compacted and slow to absorb it. That water runs across surfaces at speed instead of soaking in.
For asphalt, this matters because water is the primary enemy of the base layer underneath. Asphalt's strength comes from the compacted aggregate base below the surface. Keep that base dry and the pavement performs for decades. Let water reach it and the base softens, loses load-bearing strength, and the surface above begins to crack, sink and pothole.
Every crack in your pavement is a direct channel for storm water to reach that base.
Before the season: the checklist
Seal the cracks. This is the single most valuable thing you can do. Filling cracks before storm season converts your pavement from something that absorbs water into something that sheds it. Cracks you could barely see in April can be feeding water into the base by August.
Check where the water goes. Walk the property and look for low spots, worn edges and blocked channels. Water should leave the pavement quickly and predictably. If you already know of a spot that ponds after rain, that's the exact spot that will fail first.
Clear the drains and inlets. Dust, gravel and landscape debris accumulate all year. A clogged inlet turns a designed drainage path into standing water.
Look at the edges. Unsupported asphalt edges are where storm runoff undermines pavement fastest. Crumbling edges should be repaired before, not after.
Fix the potholes. An open pothole during a monsoon isn't just an eyesore — it's a funnel pointed directly at the base.
Dust and debris matter too
Our storms often arrive with wind and blowing dust ahead of the rain. That debris ends up on pavement and in drains, and then water arrives on top of it. Clearing accumulated grit before the season means storm water actually flows where it was designed to flow.
After a storm: what to check
Look for new ponding. Water still standing 24 hours after a storm indicates a drainage or settling problem that needs attention.
Check for new or widened cracks. Water working through pavement expands existing damage quickly.
Watch for soft or sunken areas. These suggest the base has been saturated and is losing strength — catch this early and the repair stays small.
Clear debris again. Storms deposit sediment and organic material that holds moisture against the surface.
The commercial angle
For a business, storm damage is more than a pavement issue. A lot that floods, potholes, or becomes hazardous creates liability, keeps customers away, and looks like neglect. Pre-season maintenance on a commercial lot is genuinely cheap insurance against both repair cost and risk.
The short version
Monsoon season doesn't damage healthy pavement much. It devastates neglected pavement. Fill cracks and clear drainage before the storms arrive, and inspect afterward. That's most of the battle.
